Hervines was retained by a care group in the North of England to transform their business and aid in their growth strategy working with the mover a 2-year investment to deliver a thoroughly planned strategy pipeline.  Hervines supported the company to secure 3 additional properties whilst raising hybrid capital to secure the future of the group.

4-Year Revolving Facility
Existing development facilities did not allow the Group to commit to a number of sites. Hervines Capital with its in-depth knowledge of the Group identified investors, subsequently working with a sole investor to provide a £30m 4-year facility, which has been renewed several times since and replicated by other developers . This has allowed LNT to commit to multiple sites and significantly expand the business with certainty.

10-year Secured Funding Facility
Hervines assisted Ideal to replace their existing funding structure.  Working with the Senior Management, we agreed a balance sheet structure and funding requirements and identified key investors to approach. After working closely with these investors to ensure that they understood the sector and the maturing business, Heads of Terms were negotiated and agreed.

Set-up of Brand and Operating Companies
Hervines identified a space in the aged and dementia residential care sector for an operator that provided excellent care and hotel services from brand new purpose built quality homes targeted at the mid-market. By providing an all-inclusive and transparent fee, Oakdale cuts through the opaqueness and archaic operating practices in the sector. The venture arose from Hervines working closely with their clients and having a solid understanding of the sector.  Hervines having raised the concept, worked on all aspects from modelling and raising the capital, obtaining the sites to commissioning and operating the homes and running the business aspects of the company until. The concept has been taken by other operators, but more importantly, a better experience for the residents. All the homes are rated very highly in the carehomes.co.uk, reaching 10/10.  Hervines Directors invested a proportion of the capital and remain shareholders.
The Geoghegan Group
Debt & Development Financing
The Geoghegan Group are along standing and successful family business that has aged care, nursing and rehabilitation homes in Guildford and the surrounding area.  We were approached to refinance existing debt and to advise on the potential re-development of one of their current assets.  Hervines modelled the overall project including the logistics of redeveloping an operational site, approached several lenders.  We illustrated how the overall Group would perform during the development period, including the review of various covenants and funding structure. Ultimately we arranged and executed both debt and development financing, managing the process from start to final funds flow. The eventual result for the Group will be to create significant additional value to the balance sheet and enhanced profitability for years tocome. Hervines remain on retainer with theGroup whilst working on their medium term expansion strategy.
Elderly Care Operator

Refinance & Development Package 
A full breakdown and review of an established Sussex care home Group’s company assets allowed Hervines to obtain (previously unattainable) development finance to build a new 75 bed care home.  In the process of reviewing the Group’s books and structure their out standing bank debt package was also refinanced onto more favourable terms.

Operating Company Sale
Hervines successfully introduced an investor to execute a divestment of an aged care operator.  Education of the investor of the market and full modelling of the business to the reflect the potential upside of the cashflows, Hervines successfully brokered a sale which was based on a more mature EBITDA level.
